A county on the New Jersey line
Orange County borders Sussex and Passaic Counties in New Jersey, and many residents of Warwick, Greenwood Lake and the southern towns work across the state line. The Port Jervis Line also carries commuters through the county toward Hoboken and New York. That makes two-state returns one of the most common things we do for Orange County clients.
Living in New York, working in New Jersey
- Two returns, one credit. You file a New Jersey nonresident return for your New Jersey wages and claim a credit on your New York return for the tax paid to New Jersey.
- Working from home for a New Jersey employer. Since 2023, New Jersey has applied its own "convenience of the employer" rule to residents of states with a similar rule, including New York. Days you work at home in New York for your own convenience can be taxed by New Jersey. How the credit works then depends on the details, so it's worth getting right.
- Moving between states. A move from New Jersey to Orange County, or the reverse, means part-year returns in both states and careful allocation of income.
Small business owners
- S corporations. New York requires its own S corporation election, separate from the federal one.
- PTET. New York's pass-through entity tax can let partnerships and S corporations work around the federal cap on deducting state taxes, if elected by March 15 each year.
- MCTMT. Orange County is in the Metropolitan Commuter Transportation District. Starting in 2026, self-employed individuals generally owe the MCTMT once their net earnings allocated to the district exceed $150,000.
- Depreciation. New York generally doesn't follow federal bonus depreciation, so your state depreciation can differ from your federal return.
Farms, orchards and wineries
Orange County still has working farms, orchards and wineries, especially around Warwick and the black dirt region. New York's farmers' school tax credit is a refundable credit for school taxes paid on qualified agricultural land, claimed on Form IT-217 (or Form CT-47 for corporations); the amount depends on your acreage and the school taxes paid. We prepare Schedule F returns, track farm equipment depreciation and coordinate with your assessor on agricultural assessment.
Towns we serve
Warwick, Greenwood Lake, Goshen (the county seat), Chester, Monroe, Woodbury, Cornwall, Middletown, Newburgh, Montgomery, Wallkill, Port Jervis and throughout Orange County.

Frequently asked questions
I live in Orange County and work from home for a New Jersey employer. Which state taxes my wages?
Possibly New Jersey. Since 2023, New Jersey taxes residents of New York and other states with a similar rule on days they work from home for their own convenience rather than their employer's necessity. Days spent working in New Jersey are taxable there regardless.
What is the New York farmers' school tax credit?
A refundable New York credit for school district property taxes paid on qualified agricultural land by people engaged in the business of farming. Individuals claim it on Form IT-217 and corporations on Form CT-47; the amount depends on your acreage and the school taxes paid.
Do I owe the MCTMT if I'm self-employed in Orange County?
Starting in 2026, you generally do if your net earnings from self-employment allocated to the Metropolitan Commuter Transportation District exceed $150,000 for the year (up from $50,000 in prior years). It's reported with your New York income tax return.
Do you meet with clients in person?
Yes, by appointment. Most clients work with us by video call and phone, and share documents through our secure client portal, so an office visit is never required.
