Yonkers has its own income tax
Yonkers is one of only two cities in New York State, along with New York City, that impose an income tax.
- Residents pay a surcharge of 16.75% of their net New York State income tax. If your New York tax is $5,000, the Yonkers surcharge is $837.50. It's reported on your New York resident return (Form IT-201), and employers in Yonkers withhold it.
- Part-year residents who moved into or out of Yonkers during the year calculate the surcharge on Form IT-360.1 for the part of the year they lived in the city.
- Nonresidents who work in Yonkers pay an earnings tax of 0.5% on wages and self-employment earnings from work in the city, reported on Form Y-203.
Working in New York City
If you live in Yonkers and work in Manhattan or another borough, you don't owe New York City income tax; that tax applies only to city residents. You do still owe the Yonkers surcharge, because it's based on your total New York tax, including tax on your city wages.
Landlords, developers and multi-member LLCs
- Rental property. Depreciation, repairs versus improvements, passive loss limits and the records that support them.
- Partnerships. Properties held in multi-member LLCs file federal and New York partnership returns and issue K-1s. We make sure each owner's share matches the operating agreement.
- PTET. New York's pass-through entity tax can let property partnerships work around the federal cap on deducting state taxes, if elected by March 15.
- Selling or trading up. A 1031 exchange can defer the gain; cost segregation can speed up depreciation on a larger building.
- MCTMT. Yonkers is in the Metropolitan Commuter Transportation District, so self-employed residents with net earnings over $150,000 in the district (starting in 2026) generally owe the MCTMT.
Property taxes
The City of Yonkers assesses property itself, so assessment challenges go to the city rather than a town. Check that you're receiving STAR, and confirm the grievance date with the city assessor.
